Reasons for Remediation

Aging Infrastructure

Mitigating risks stemming from existing buildings requirement of foundation repairs due to deteriorating infrastructure and poor construction practices over time.

Rising Construction Demand

Increased construction demand dependable foundation solutions for new structures, overcoming challenges relating to tighter schedules with increased likelihood of errors and the need for underpinning and remediation.

Environmental Impact

Climate change and regional geological factors, such as expansive clay soils and rocky terrain, leading to soil instability and foundation issues like settling, heaving, and cracking, worsened by extreme weather events.

About Foundation Remediation

Residential Foundation Remediation Using Deep Foundations refers to the process of stabilizing and repairing a residential or commercial foundation that has experienced settling, shifting, or other structural problems by installing deep foundation systems. This technique is typically employed when the soil beneath the foundation cannot adequately support the weight of the structure, severe moisture changes, or drainage issues around the property, which will end up leading to problems such as cracks in concrete foundation, cracks in drywall, uneven floors, or doors and windows that no longer close properly.

01

Assessment of the Problem

As a registered structural engineer, we assess the extent of the settling and identify underlying causes, such as poor soil conditions, erosion, or water intrusion.

02

Engineering and Innovative Solutions

After the assessment of the problem. The next step is designing and analyzing solutions using deep foundation systems to underpin the structures foundation to transfer the structural load of the building to a deeper load bearing soil stratum.

03

Deep Foundation Systems

Common types of Deep Foundations include:

  • Helical Piers (Piles)

  • Push Piers (Resistance Piers)

  • Micropiles

04

Installation Process

Excavation around the structure at the designed locations of the deep foundations. The deep foundations are driven or screwed to a pre-determined depth or load capacity. A bracket is used to attach the deep foundation to the foundation of the house.

05

Stabilization and Repair

The structure may be lifted or stabilized depending on the situation. The load of the structure is transferred to the deep foundation element and more suitable load bearing soil strata. Cracks and other cosmetic damages may be repaired.

06

Advantages of Deep Foundations

  • Long-term stablization for structures in areas with problematic soils

  • Minimal disturbance due to installation techniques

  • May prevent further settlement and movement of the structure increasing structural integrity
